Meeting Attachments

Summary

Tara's House, Julian Ellsworth and Nadia Ellsworth reviewed the design development package for the main floor. Discussion focused on the millwork elevations, the transition between the wood floor and the tile at the rear entry, and the lighting layout. A flush transition detail was selected and the pendant spacing over the island was adjusted. Next steps include issuing revised millwork elevations and a reflected ceiling plan.

Action Items

- Issue revised millwork elevations with painted base and rift white oak uppers. - Issue the reflected ceiling plan coordinating pot lights, HVAC supply and pendant boxes. - Request an unlacquered brass hardware sample before placing the order. - Detail the flush floor transition with hidden aluminum strip and note the recessed tile substrate. - Confirm base cabinet paint colour with Julian Ellsworth and Nadia Ellsworth. - Adjust pendant spacing to 32 inches on centre and add two pot lights over the sink run.

Discussion focused on the millwork elevations, the transition between the wood floor and the tile at the rear entry, and the lighting layout. A flush transition detail was selected and the pendant spacing over the island was adjusted. Next steps include issuing revised millwork elevations and a reflected ceiling plan. Details - Millwork Elevations The upper cabinets were reviewed at full height to the ceiling. Julian Ellsworth preferred a two-tone approach with a painted base and rift white oak uppers. - Hardware Unlacquered brass pulls were selected with the understanding that the finish will patina. A sample will be provided before ordering. - Floor Transition Three transition details were compared. The flush detail with a hidden aluminum strip was selected, which requires the tile substrate to be recessed accordingly. - Lighting Layout Pendant spacing over the island was adjusted from 36 inches on centre to 32 inches to better align with the island length. Two additional pot lights were added over the sink run. - Reflected Ceiling Plan Tara's House confirmed the RCP would be issued with the next package, coordinating pot lights, the HVAC supply and the pendant boxes. - Switching Three-way switching was confirmed at both ends of the open plan area, with dimmers on the pendant and pot light circuits. - Colour Direction The palette of white oak, deep navy and warm white was carried forward from the previous meeting without change. Suggested next steps - Tara's House will issue revised millwork elevations reflecting the two-tone direction. - Tara's House will issue the reflected ceiling plan with the coordinated lighting layout. - Tara's House will request an unlacquered brass hardware sample from the supplier. - Julian Ellsworth and Nadia Ellsworth will confirm paint colour for the base cabinets.
